Eric Menkes is a member of the Transactional Department, the Real Estate Practice Group and the Distressed Real Estate Practice Group. 

 

Since joining the Firm in 1998, Eric has handled numerous sales, acquisitions and financings, including the acquisitions of a $560 million New York City office building (and the corresponding $350 million CMBS financing); a 600,000-square-foot Atlanta office tower; office buildings in San Diego and suburban Washington, D.C.; a Dallas shopping center; a major Atlanta hotel; multifamily housing developments in Houston; and a controlling interest in a Minneapolis condominium office building. 

 

While familiar with all aspects of commercial real estate transactions, Eric is an expert in the negotiation of commercial leases, representing both tenants and landlords.  On behalf of retail tenants, he has represented Prada, Gucci, Polo Ralph Lauren, Kmart, Circuit City, Yves Saint Laurent, Sergio Rossi, Jil Sander, Church’s Shoes, H&M, Cynthia Rowley and Club Monaco in street retail, shopping center, outlet mall and warehouse leases.  He negotiated the ground lease of a Minneapolis airport FBO on behalf of the lessee.

 

On behalf of landlords, he has represented institutional and non-institutional owners of office buildings and retail developments, including the owners of a Manhattan office condominium in the negotiation of a 650,000-square-foot triple net lease.  He has handled the office leasing programs in New York City Class A office buildings totaling over 5,000,000 square feet.

 

In respect of distressed real estate, Mr. Menkes has represented commercial and savings banks in the workouts of their nonperforming loan portfolios.  In addition, he has a particular expertise in leasing matters, having represented tenants seeking to extricate themselves from retail and other commercial leases, as well as landlords engaged in workouts with defaulting tenants. 

 

Mr. Menkes has lectured to the International Council of Shopping Centers, of which he is a member.  He is also a contributor to The Practical Real Estate Lawyer, a lecturer before the Real Property Law Section of the New York State Bar Association, and a former a member of the Committee on Housing and Urban Development of the Association of the Bar of the City of New York.  He is former Chairman of the Board and Counsel for Miracle House of New York, Inc., a not-for-profit housing agency.
